Where Seattle Roofs Leak

Leaks cluster at the places where the roof changes direction or something passes through it. These are the spots we check first on almost every leak call.

Flashing at Walls and Chimneys

Step flashing and counter-flashing seal the joint where a roof meets a sidewall, a dormer or a chimney. When the sealant dries out or a strip of counter-flashing pulls loose, rain running down the wall slips in behind it. These leaks tend to appear on the ceiling or upper wall right beside the chimney or dormer.

Skylights

A leaking skylight is usually a flashing or curb seal problem rather than a broken pane. Water that gets past the flashing runs down the inside of the light well, so the stain appears on the drywall around the opening. Pipe Boots and Vents

Plumbing vents, bath fans and kitchen exhaust vents pass through the roof inside a rubber or metal boot. The rubber collar on a standard pipe boot cracks and shrinks as it ages in the sun, and once it splits, water follows the pipe straight down into the attic. A failed boot is one of the most frequent leak sources and one of the simplest to put right.

Valleys

A valley carries the runoff from two roof planes at once, so it handles more water than any other part of the roof. Needles, leaves and moss collect there and hold water against the shingles, and a nail set too close to the center line gives that water a way in. Valley leaks often show up at the inside corners of rooms.

Nail Pops and Lifted Shingles

As roof decking swells and shrinks through wet and dry months, nails can back out and push up through the shingle above them. Wind can also break a shingle's seal strip and lift its edge. Either way, water gets a direct path to a fastener hole. These leaks are small and slow, and they are easy to miss until the wood around the nail starts to darken.

Flat Roof Seams and Drains

Low-slope sections over porches, additions and garages depend on sealed membrane seams and drains that stay clear. An open seam or a drain blocked with debris lets water sit until it finds a way through. These roofs fail differently from pitched ones, and we repair TPO, PVC, EPDM and modified bitumen membranes.

Steady, Soaking Rain

Seattle rain is persistent more than it is violent. Weeks of drizzle and long soaking rains keep roofs wet for long stretches, so a small opening that would dry out between showers somewhere else stays damp here, and the water keeps working into the underlayment and decking.

Wind-Driven Rain

Fall and winter wind pushes rain sideways against walls and chimneys and up under shingle edges. Plenty of homeowners notice their leak only appears when the wind comes from one direction, which is a strong clue about where the entry point sits.

Freeze-Thaw Cycles

On colder nights, water that has seeped into cracked sealant or a gap in the flashing freezes, expands and widens the opening a little more. After a few winters of that, a hairline gap becomes a real leak.

Moss on Shaded Roofs

Moss plays a part as well. On shaded roofs it grows into the gaps between shingles, lifts their edges and keeps the surface wet long after the rain stops. When moss has pushed shingles up far enough to let water through, we replace the damaged shingles and any wet decking beneath them.

Can you repair a roof leak without replacing the roof?
